Amy Young is the Senior Director of Asset Management. She is responsible for formulating effective business strategies to maximize asset performance across GSH’s portfolio. She leads a team of 5 seasoned real estate professionals, with the responsibility of executing the business plans for GSH’s fast-growing portfolio of value-add multi-family assets. Amy has a track record of success in her prior senior property management roles, excelling at developing, executing, and managing growth and turnaround strategies for multifamily assets, improving performance at an accelerated pace, and optimizing ROI. Amy applies this expertise to help GSH excel by empowering property management agents to meet investor objectives through reducing overhead and enhancing revenue via contract negotiations, budgeting strategies and cutting-edge platforms. Amy holds an Associate of Applied Business Management (Honors) degree from Central Ohio Technical College.

We are planning for a long-term hold of this iconic asset and projecting to return the majority of equity in the first 10 years of ownership and the rest of the equity in the subsequent few years. Over the first 10 years, we are projecting a 9.4% cash on cash return and an 18.4% cash on cash return over the span of 20 years. GSH is raising approximately $29 million of equity for this project.

Our thesis is simple: We have the opportunity to acquire one of Grand Rapid’s newest multifamily communities, The Grove, a 2022 vintage, 320-unit apartment community on the north side of the Grand Rapids metro area. After a strategic negotiation, GSH was able to secure the property at a 20% discount to what the seller went to market for.
