Real estate collateralized operations have always been one of the most important investment types for individuals and institutions. For these kind of operations, capital is available from different sources, including private lenders. During crisis, access to funding becomes difficult for sponsors, developers and real estate investors; as a consequence, some deals are lost and investment stops, and while traditional banking stops or delays their decision making process, private lenders find creative and flexible financing solutions, thus contributing to the economy and its recovery during difficult times.

The U.S is approaching an important crossroads that will define the outlook for commercial and residential real estate. There is a record volume of capital waiting on the sidelines for a wave of distress but so far, very few distressed assets have come to the market. While some investors are waiting for opportunities at lower values, other investors are capitalizing on low interest rates to bolster their leveraged returns. But even with the current situation, there are deals getting done and for the most part, financing is available. As private lenders, there are opportunities available to co-lend and/or co-invest.
