Real Estate, Direct Lending and Private Debt are 3 legs of the alternative investment industry and over the past 10 years each of these legs have grown to have a much more profound impact on Main Street. In mid-late March, The MacroStrategy Partnership argued that the massive coordinated fiscal and monetary policy response to the covid lockdowns would, over time, drive a reflationary recovery in macro and markets. To date the reflation in markets has been narrow; there has been some risk-on, some dollar weakening, a strong performance from precious metals and a recovery in resources. But we haven’t yet seen the sustained sell-off in bonds and the outperformance of value vs growth that you would expect from a full reflation. In a choppy, low yield environment, it pays to invest in cash flowing, non-correlated assets with pricing power. We pioneered investing in “workforce housing” and “naturally-occurring affordable housing” in 2013 before either term was widely used and the demand for market rate affordable housing has been insatiable ever since.
